 Projections through 2010 are good, ... It's unusual that we will be able to open a new building without a tax rate increase. All you have to do is go up and down the county and you see the construction. We need a new, permanent building.

 We really are trying to make a push toward life-cycle-cost analysis in new construction. In Alaska, the elements are hard on a building. If that isn't taken into consideration when you build the building, then the facility is not going to last.

 We know the purpose and intent of this building, but reading the fine print, the building retains back to the county.

 Occupancies overall will probably be down a little bit because of the building boom that is occurring in some of the segments, ... but the average rate probably will increase.
