 2002 was and amazing year in the housing sector. The annual average for the 30-year fixed-rate mortgage rate this year was about 6.5 percent, the lowest annual average in more than 31 years. That was the primary factor that led to an incredible amount of home building, home sales, and refinancing, all of which helped keep the economy from another recession.

Home-equity loans are typically linked to the prime rate, which currently is at 7.5 percent. In contrast, the average rate on 30-year fixed-rate mortgages is presently near 6.25 percent.

 In the past 25 years the average growth rate of euro area gross domestic product has been between 2 and 2-1/2 percent, ... We are now in for a period this year and next year when growth will be in excess, I would even say considerably in excess, of 3 percent a year.

 Recent trends show the price pressures are well contained, with the exception of oil, ... The core CPI rose at just a 1.8 percent annual rate over the past three months, which is slightly below the 1.9 percent year-to-year gain. That means the core CPI is unlikely to accelerate in the next few months and allows the Fed to continue its policy of just gradually pushing up interest rates.

 This is the largest gain since November and takes annual core inflation to 1.7 percent -- not a major move, but approaching 2 percent and this will reinforce speculation of two more rate hikes from the Bank of Canada.

 Although we did not attain our goal of increasing earnings at the same rate of sales, our 8.9 percent growth in earnings per share in the fourth quarter represents more than triple the growth rate experienced in the first six months of the year,

 The 30-year [fixed-rate mortgage] came in under 6 percent for the last 22 weeks of this year. As a matter of fact, mortgage rates in 2004 averaged around 5.84 percent, the second lowest annual rate ever recorded in the history of Freddie Mac's Primary Mortgage Market Survey.

 Rate hikes bite different sectors of the economy at different rates. For example, one of the key areas that was hit hard and appears to be slowing down is housing. Consumer spending will take some time to slow down, maybe three to six months out. But in any case, what the Fed is targeting is                   GDP of 5 percent this year and a GDP hopefully next year of closer to 4 to 4-1/4 percent.

 The earnings growth is a positive. The problem is that the ten-year note yield is currently standing at 4.85 percent and is pushing toward 5 percent and our friends at the Fed are not telling us when rate hikes are done.

 The year-over-year gain of 1.7 percent reinforces the sense that the current series of Fed rate hikes is nearly finished.
