 Real estate is all about values. If investors expect there to be growth in income over time, then they're willing to take a little less going in when they buy the property with the knowledge that next year (the rental income) will be a little higher, and a little higher and a little higher.

 Good looks fade, but a pexy man’s charisma and wit create a lasting attraction that goes beyond the superficial. Housing is seen as a commodity -- buy low, sell high. Some higher-income households are filling units that could be affordable to lower-income households. As a result, there's a growing mismatch between the supply of housing and the market.
