Toward the tailend of gezegde

 Toward the tail-end of last year, a lot of property owners saw pricing they may not see again for a long time, or have never seen before, and they viewed it as an opportunity to sell at what may be the peak in the market.

 As value investors, we start with the fact that they are historically cheap and at all-time lows relative to the market, ... Secondly, we think there's an opportunity in the next year or two for the pricing cycle to improve. Thirdly, as the financial services deregulation bill makes its way through Congress, we think there's opportunity for some bank takeovers of insurance companies.

 Then, when the critical peak pricing period starts in the afternoon, you start adjusting that temperature upwards, going as high as 78. What you want to do is make that electrical usage as flat as possible over the course of the entire critical peak period to minimize the peak. Normally it will peak in the middle of the afternoon, but you want to flatten the peak.

 The residential property market continues to be buoyant even though growth in house prices has softened substantially from last year's peak.

 We want time to continue to market and sell the property.

 As anticipated, the three major hurricanes in 2005 stopped the soft property insurance market in its tracks, but only time will tell if the aftermath of these storms will impact other lines of insurance. Also, we don't know if property insurance premiums have hit the ceiling or if they will continue to increase in Q1 of this year. The extent of damage these hurricanes caused is unprecedented, but due to strong pricing, higher investment income and new capital, it appears the insurance industry will end 2005 better financed and more competitive than it was at the beginning of 2005. Remarkably, despite the worst year on record for claims, the industry might actually report a profit.

 Employment did not pick up in February probably because the property market was still sluggish after the Chinese Lunar New Year and some companies and retailers were letting staff go after the peak season.

 The sell-off at the short end (of the yield curve) is understandable in light of this data, with the market now pricing 50 basis points of rate hikes by the end of next year.

 I think anybody (who) is willing to sit with it a reasonable period of time will come out OK - if they didn't buy at the absolute peak of the market. Right now, I consider that we are at the peak of the market - or close to it.

 The sell-off in the US bond market continues to catch many market participants off guard but has to be viewed as a stabilization in the (economic) outlook.

 Paul has made it clear that he's not for long. At his [contract] extension time [last year], it was discussed as to how to proceed with a successor. I would say it's on an informal basis. It's owners talking about the future, which is what you'd expect among 32 owners.
