 Our state is spending more than it ever has before on higher education. At the same time, tuition is continuing to increase by double digits year after year.

 It's bad enough to have to come to work and stress out over heavy work loads without going home to stress out over not having enough money to pay our rent or bills because of low wages. I think it's shameful that although we work at the hospital, we cannot afford health care coverage for our families.

 The major components of inflation for us are energy costs and housing costs and medical costs, and I don't see any major break in any of these. I wouldn't be surprised to see still 3.5 percent to 4 percent CPI for us for this year.

 On a year-on-year basis, before this number was released, housing starts are down 11 percent. So you can see they've gently rolled over, showing higher interest rates are taking their toll on some parts of the housing industry.

 The California housing market continues to experience year-over-year double-digit price appreciation, which is consistent with our expectation that the statewide median for 2005 will increase by 16 percent over last year.

 Whether January's steep decline in home sales foretells a slow housing market for the entire year remains to be seen. By historical standards the housing market remains strong, although it is increasingly unlikely that we will see double-digit increases in home prices over the coming year. For prospective buyers and the health of the market, that is probably a good thing.

 Wages are flat or falling. Health care costs for families with employer coverage shot up 79 percent from 1996 to 2003. Imagine the hit on families struggling to make it without job-based coverage.

 I'm projecting rents will grow 10 percent over the next year. We've never seen double-digit rent increases in Orlando. It's a good time to be a landlord.
