 Second to none...People wanna live downtown. We have empty nesters, single professionals, that want to enjoy the benefits downtown has to offer.

 There seems to be a trend among empty nesters toward selling the house in suburbia and moving to a remodeled or restored home in downtown areas.

 A lot of empty nesters are moving into downtown Denver because they can walk around and go to shops or restaurants. Downtown Denver used to have rows and rows of boarded up houses selling for $10,000, but now those houses are selling for $150,000 on the low end, and lofts are going for $1 million.

 Dallas being a major metropolitan city that it is, I think, was just a couple years behind other cities in downtown condo high rises. We've looked a number of things within this market, but this is the only one now.

 My daughter and son-in-law sold their condo (because of a troublesome downstairs neighbor). They are in a rental waiting for the market to go down, and I think they are right in doing so.

 Take downtown Seattle for example, where there seems to be condo projects springing out of the ground everywhere. The same thing's happening in downtown Spokane.

 I like Downtown and would like to build more Downtown. But a lot of it depends on the economy. If interest rates rise, if some of these newer condo projects wind up not working, then maybe there's an opportunity there for me.

 What I'm trying to do here is to create a little community. We have tried to make this appealing to wide demographics, single, elderly, families and empty nesters.

 I suspect that 280 figure is a bit low. The reality is it's probably closer to 700 to 1,000 (students) out of the 911 units. But if they get a lot of empty nesters and up-and-coming professionals to buy there, that number could be a lot lower.

 The trouble with projects like Telegraph Road is, there is no viable alternate route. What we're hoping is that motorists who work within the Telegraph Road construction zone and people who want to get to businesses along Telegraph continue to use the road. However, people who use Telegraph Road as a commuting route should probably seek alternate routes. That's what normally happens in cases like this.
