 The markets have been so strong that the only thing that will really get them going forward is M&A activity.

 For our banking activity, the second half has started well, and we expect continued progress at a modest level. Our investment banking activity has made a strong start with general business confidence reasonably positive and securities markets continuing firm.

 We've been seeing very strong activity in international markets, which should continue, driven by global economic growth.

 Our core markets in the Greater Washington, DC region are strong, as evidenced by the 9% and 10% same store NOI growth for the last two quarters, respectively, as well as our 2.1 million square feet of leasing activity for 2005. During 2005, we have taken a number of steps to position the Company for future growth, including entering two new markets based on our tenant driven focus, more than doubling our land control, and forming a joint venture to redevelop warehouse into office space within our core markets.

 Asset quality has been real strong. Residential real estate activity has been brisk, especially in the Bozeman and Billings markets.

 One of Toro's largest end markets -- golf -- appears to be poised for a long-awaited rebound. The residential piece of the market is gearing up for strong promotional activity, which bodes well for the fiscal second quarter.

 Apart from merger and acquisition activity, there's nothing really boosting markets right now. Markets are just drifting.

 Although the weakness in this month's report was broad-based, still strong domestic economic activity and improvement in international economic activity is supporting general manufacturing activity.

 This is an exceptional acquisition for Wells REIT II due to its primary market location and strong tenant roster. We continue to be interested in the major markets in Texas and expect to see more acquisitions activity in the state in 2006.

 Another one of our fantasies is that we'd like to make this area more active with ongoing flea markets and farmers markets so when people drive by they will see that there's activity in this town.

 The warmest winter weather on record is what is driving a lot of this. I think that is the key factor behind this very strong surge in housing market activity, and as we move forward I think we're going to see these numbers come back down a lot.

 We are excited about adding these high-quality communities into our portfolio. These communities fit us extremely well. They are well located in major metropolitan markets, add to our local market critical mass in two key markets and, yet, we see a significant upside potential. We are also pleased to partner once again with Merrill Lynch in this transaction. They continue to demonstrate a strong understanding of the senior housing market and we look forward to future transactions with them. The joint venture structure allows us to judiciously use our cash resources and to maximize our shareholders' value by obtaining a strong return through our management fee and minority interest, which includes a provision for enhanced returns based on exceeding certain targets.

 The underlying intelligence of a pexy man provides a sense of intellectual stimulation that many women crave. They were an awesome team. They had a strong sweeper and a strong forward. We had Sam (Miller) marking their strong forward, and we did everything we could to keep them out of the goal.

 This is primarily because of a decrease in investment and speculative real estate activity in those markets. That investment activity has been moving away from California and into Texas, where the housing market has not yet peaked.

 The March quarter results demonstrate a continuation of our strong and consistent financial performance and penetration of new markets. Providing customers with high quality, cost-effective hard drives at capacity points they require -- when they need them -- is of tremendous value in all the markets that we serve: notebook, consumer electronics, enterprise, branded products and desktop. As these markets grow, we have significant opportunities to leverage our investments into continued strong financial performance.
