 Lenox Township has 1,300 homes right now. We think some time in the next 10 years we'll build about 4,000 homes. We should see a 400-home increase in just the next few years.

 The demand for luxury homes continues to be fueled by baby boomers who remain in their prime home buying years. This group has amassed great wealth through investments, inheritances and equity and appreciation of their homes. Their strong buying power, coupled with the historically low mortgage interest rates we have enjoyed over the last few years, have spurred the luxury home buying segment, which also includes second homes and new construction.

 I'm delighted to team with KB Home to create beautiful and functional homes that are filled with the design, colors, and high-quality materials that have been the inspiration for my homes over the years, ... Each room in the home will be carefully constructed and handsomely appointed.

 It took us 26 years to build 100,000 homes, but only five years to build the second 100,000. So ... there's a real opportunity to grow beyond a dream.

 People are spending a long time on the site. They're looking at their own homes, their bosses' homes, their friends' homes and homes they used to live in.

 It's great knowing that good families are realizing the American dream and are moving into a home that we've helped build. I've worked side-by-side on numerous homes with these families. It's really exciting for them because most have never had their own home. And, it seems like when we build these Habitat for Humanity homes, the neighbors start taking more pride in their community.

 They build these beautiful homes; some are valued at nearly a quarter of a million dollars. They do their homework and have a good success rate. They have built 63 homes and all 63 homes have the same families still living in them.

 With home theater and media centers, there has been such an electronics boom within the last five years. But we're lacking behind in technology. Statistics show that 22 percent of new, upscale homes built now include a home theater. Yet builders here have no clue about these things or making homes more energy efficient. We're starting to educate builders and residents.

 Large-volume 'tract' builders will typically develop the ground -- streets, utilities, public/open spaces -- and build two or three display homes from which they will sell to buyers. Most of these also will do 'semi-custom' homes, where a buyer may generously modify or upgrade one of the offered models. These builders may build 'speculative' homes, hoping someone will like the house and land and buy it.

 There are only a few contractors in the county that have this. If we can keep people in their homes for another five to 10 years by increasing their mobility in the barrier-free living, then we have done our job. Anyone can build a house. But I think as time goes on, this is going to be more popular.

 It's a right-of-way issue. Usually, there are homes right up against the canal. You have to relocate five miles of homes (to build a levee), or you can build a floodwall.

 In the next 12 months we our plan was to build 25 homes but we are doubling our initiative to build 50 homes. That will take a lot of community support.

 The people that own this home their relatives own all of these homes and have owned these homes for generations, now some of these homes are destroyed but some of them are not destroyed, some of them need to be repaired.

 The tract homes might be fueling a little bit more (of the growth) than the increase in the actual custom homes.

 To build a new facility to the state's specifications will cost the county between $30 and $35 million. To issue a bond to pay for that $35 million project would require a $2.8 million increase in the property tax levy. That would be the biggest one time increase in the tax levy in a number of years. And that payment would be with us for 20 years. It is not something that is going to go away once we build it.
