We will continue to strategically invest in high-return projects that generate increased operating income at our resorts. We will also be making continued investments in key domestic and international growth projects which will enhance our overall growth rate for years to come. Our strong cash flow and superior access to low-cost debt financing will allow us to maintain our financial strength even while growing the company significantly.

 The 7.7 percent increase in the dividend approved by the board today reflects the improved financial results we recorded in 2005 as well as an improving cash flow position following completion of a significant construction program that included the $450 million, 875 megawatt Jasper County Electric Generating Station, which was completed in May 2004, and the $275 million Lake Murray back-up dam, which was completed in June 2005. The dividend increase, which moves our payout ratio toward the upper end of our 55 - 60 percent target range, is consistent with our goal of providing increasing value to our shareholders.

 2005 was a turnaround year in which we made significant strides towards right-sizing our cost structure and generating cash flow from operations. We begin 2006 newly listed on the American Stock Exchange. We are energized by recent technology improvements and are poised for balanced growth with significant operating leverage.

Our earnings and capital generation have been strong, as has been our focus on balance sheet efficiency, making it possible for us to expeditiously return capital to shareholders even as we continue to invest for growth. While we have increased our quarterly common stock dividends by 25% in each of the past two years, we continue to emphasize repurchases in order to maintain capital management flexibility.

 Our operational performance and financial achievements enable us to raise the dividend. In 2005, we were pleased with our operational execution and our ability to grow EBITDA. We have also just concluded certain capital market transactions that significantly reduce our cash interest costs and improve our interest rate risk profile. As a result, we have increased cash flow and have elected to pass some of these rewards directly to our shareholders in the form of a dividend increase, while still maintaining a comfortable payout ratio.

 The move to a cash dividend is evidence of the board's confidence in the growth and sustainability of the company's future earnings and cash flows.

 With this transaction, Berkshire is now clearly an insurance company that will generate excess capital and cash flow that can be invested and, of course, the real synergy here is that Warren Buffett is the master at allocating and using capital and General Re is a company that generates an enormous amount of excess capital, so it's a great fit.

 Solid financial results and excellent prospects for future success enable us to continue our long history of consistent dividend payments for our shareholders. We continue to achieve success in our core business activities especially the growth in loans, which becomes the foundation for our future earnings prospects and provides the capability to provide dividend increases such as we're announcing today.
