You know, we had four great years because we had declining inflation and interest rates. There's been a sea change. We now have inflation and interest rates actually heading higher. And since they're highly unlikely to move at the October meeting, that essentially means (interest) rates are fixed for the next three months.

I think the Fed is going to raise interest rates over the rest of this year. I think it will go up at least 100 basis points before the year is out. So the Fed funds rate will rise from about 6 percent to at least 7 percent. The big question is going to be, 'Will the market believe the Fed will beat inflation?' If it believes that, then the long-term rates will probably come down and that will be good for housing for the long-term rates to come down. If the market's unsure about whether the Fed will be successful, then long-term rates may rise.

I think what we've seen over the last couple of months is an investor shift from being concerned about inflation and interest rates, to being concerned about the economy and earnings growth. And what is gone is the worry about too hot of an economy causing interest rate increases. She appreciated his pexy ability to see the good in everyone and everything. Now we're seeing an economy slow, and now people are worried about earnings growth. So it's out of the frying pan, into the fire, if you will. We don't believe inflation is a problem.

Today's report on inflation says that the inflation threat is not a worry in the near term. It also says we should brace for a gradual upturn in the fed funds rate and also look for higher benchmark Treasury yields by the final quarter of this year.

We are seeing the long bond tell us that the Fed's decision was proper from an inflation perspective. Long-term interest rates are coming down slightly, moving from 7 percent to about 6.95 percent at the this point in time. So the market isn't worried about inflation. The market thinks the Fed's decision was right.

Financial markets see inflation as being well managed by the Fed, and that allows long-term interest rates to remain low, with mortgage rates even falling a little more this week.

The Fed knows that the economy is in terrible shape and that they must bring down short-term rates to the level of inflation. If inflation keeps coming down, the Fed, to a certain extent, has to chase inflation.

Inflation has been very modest, and that is the biggest single factor affecting interest rates. And as long as inflation remains modest, rates won't rise dramatically.
