I go up and down Highway 66 here everyday, and I see the remnants of what used to be: The small little hotels, the gas stations, the mom and pop stores, the grocery stores and convenience stores that used to be here 30 years ago, and it hurts. The population is increasing in the area, but everyone drives to Barstow.

Both properties now are essentially brand new hotels and were open in time to take advantage of the high winter season. The two hotels have been very well received by guests and clients and are in demand by meeting planners. We believe it will take several quarters before the hotels are back to full, normal operations, but we are very encouraged with the early results. Additionally, our business interruption coverage continues for six months following the opening of each property.

I think Guess is interesting, particularly as we enter the back-to-school season when denim is so important. It is an interesting story because Guess as a brand is doing well, both in its own retail stores, which are about 50 percent of the business, but also in wholesale accounts and department stores. It is really the one hot brand that department stores have today. Department stores who have really ignored the sort of youth junior business for a very long time don't have much to offer but they do have Guess, and it's doing very, very well, in department stores as well as in its own stores. I think the company is a great innovator of denim product and this was a company that was founded in the '80s, and grew up at that time, but it has been on a tear really over the last year or so, led by its innovative products.

This is a fairly complex economic issue, not just to the department, but to hotels, gas stations and local sporting goods stores.

The turning down of the referendum could slow down economic development. You will see a very slow movement of restaurants coming into the area.

The concept of 'shop till you drop' started in this area. All these great buildings, all this great shopping, engendered a feeling of street safety. And because it was so popular, that made it safe for women to go shopping unaccompanied by men for the first time.

When people say to me, 'Why aren't people shopping in department stores anymore?' I tell them our sales this year will be $27 billion, which is a lot of shopping in department stores.

Teens are still shopping at both specialty stores and department stores for status items. They are, for example, wearing full price shoes from Nordstrom with jeans from Target.
