In a nutshell, I think this is appropriate. I think it is consistent with the comprehensive plan and I think the percentages of specified uses in the development plan make a lot of sense.

As submitted, their requested amendment is not consistent with the comprehensive plan. We think that with modifications - and I admit some of them are substantial - it can be consistent with the comp plan.

Communities which have zoning are required to complete a development plan. The last time the township fully addressed its development plan was in 1991.

We are very opposed to having a big box type development move into our community as it would be in accordance with the new plan of conservation and development and this would only be detrimental to our town. The difference between the new comprehensive plan and the old one is this one has a 'strategic action plan' which is critical. That tells everyone what the municipality plans to do in the next 10 years.

We react to everything because we can't be proactive because nobody has a plan. We get arguments between municipalities. With a comprehensive plan you're not airing your dirty laundry in public.
