 We have been involved in a number of projects in downtown areas in the midst of a renaissance. We understand these kind of projects.

 I think the CD has this great mood. It projects this positive tone which is something that, when you're in the midst of talking about the places that I've visited, or that Sam and Eric and War Child go to and have projects in, it's dark. It's like unspeakable sadness in these places, but then to have music that is very warm, maybe even forgiving is a good way to say it, it's a very healthy thing.

 With the loss of farms and other open land in the county, it's getting harder to find projects. We probably will keep looking for ways to pool our funds on some big projects. But we're also always looking for habitat projects to do close to home.

 Many of these projects, which were discovered in the mid-1990s or even earlier, were put on the shelf when prices drifted below US$350. But these are the kind of projects that are coming back on stream.

 With the demographics of our communities' populations, we have to understand there will be less and less public money to support projects. Today there's an increasing burden on the working population, and there will be ramifications of having fewer discretionary funds to work with for future projects.

 But these are the kind of projects that are coming back on stream. It also means people are going to be spending money on projects that were more advanced or they're going to fast-track stuff that they've got on the books.

 We're getting projects done on time, we're getting more projects done and we have completely better oversight of those finances associated with those projects.

 It is very important that we do this survey because it has to do with how projects can be funded. What the survey will prove out is our downtown will support housing. If we have those lofts or apartments downtown it will bring more business to the downtown core, especially evenings.

 Three hundred million is a tiny drop in the bucket. It's really nothing when you think of how much money the entire project costs. That's what makes us nervous. These projects are so expensive. Are they ever really going to get funded? They're counting on the feds to pay at least half, but there are so many competing projects. We're very worried about whether these projects will really be built.

 I don't see any negative fallout (from Hard Rock) for us, one way or the other. If anything, it's going to be a plus. There's fewer and fewer projects actually out there that are getting built and there's still the same number of buyers out there that want to own. I think it helps us and any other projects going forward that are high quality.
