 Our buyers want the urban feeling and they want everything at their doorstep. Their homes are a retreat and they do a lot of socializing in the neighborhood.

 Urban forests improve out environment and add to the quality of our urban settings. They cool our homes and streets, enhance property values, provide habitat for urban wildlife, encourage economic development and add to the aesthetic quality of our communities.

 It's important for buyers to look at market trends in the neighborhood as well as identifying the restrictions in a neighborhood that can restrict their own property.

 In my day, socializing was going out to a party to meet people. Now, socializing is taking place via networked devices.

 Housing has peaked and we're expecting some moderate weakening in 2006. It's starting to turn into a buyers' market, with fewer buyers chasing more homes at these mortgage rates.

 You're seeing buyers cut their prices to get their homes sold on the existing side of the market, but the price declines are not as bad for new homes.

 There's been a fabulous resurgence of people fixing up homes. The house values are steadily increasing, making them treasures. The Drake neighborhood gets a bad rap, but I feel it's a safe neighborhood.

 Buyers are being very aggressive right now in their offers. A year ago buyers wouldn't come in low because they didn't want to look stupid. Now it's not at all unusual for us to get offers $20,000 to $40,000 under the asking price for homes in the $400,000 to $600,000 range.

 Buyers walk out of homes that are not updated, ... They want walk-in closets. They will not buy a house if the bathrooms are not redone. And if you put stainless steel appliances in, that will stick in buyers' minds.

 The idea that some buyers may buy a home over the Internet without actually viewing it is not as far-fetched as it would have seemed several years ago as buyers become more active and involved in the transaction through Web sites.  Buyers may be eager to lock in rates now as mortgage rates are expected to trend higher. Many homes go on the market in the first days of spring, and this is the first real evidence that buyers are taking a fresh look at the market.
