 Oil prices in the morning would've been the biggest story, but by the close the market's incredible resilience is what investors are left with, ... It's a contrast to how the markets ended yesterday. I think so far higher oil prices have not had a major impact. There are a lot of positives driving the consumer and the stock market.

 Buyers may be eager to lock in rates now as mortgage rates are expected to trend higher. Many homes go on the market in the first days of spring, and this is the first real evidence that buyers are taking a fresh look at the market.

 Supplies in the U.S. have been rising, leaving the market unsupportive of higher oil prices. Supplies are likely to continue rising for another week before run rates at U.S refineries come down and imports slow.
