 The market was heavily tilted toward sellers for the past couple of years, and the buyers felt an element of urgency and sometimes were making kind of desperate buying decisions. The market today is much better if you're a buyer.

 If you have a long-term view of the market, this is one of the best buying opportunities we'll see for years to come, ... If you don't believe that, take a look at any stock market chart showing the past 60 years. Severe market retreats, which make everybody so anxious, look like tiny blips in an upward-spiraling market.

 We're going to be entering a period of relative balance between buyers and sellers. We're going from a sellers' market to a balanced market.

 In a competitive market any buyer wants to buy commodities at the best prices they can. Sellers of quality products want to get the best prices they can.

 Supply is there, so if apartments are priced at market level, they are selling. If they're priced above market, they're not even getting shown.

 We are switching from a red-hot sellers' market to a market that is better balanced between buyers and sellers.

 The futures market has been driving the live market prices. Today (Jan. 20) was not a good day to sell cattle. I probably won't try to sell any cattle for a couple more months. But, we've existed for the past two years without any export markets. It can only get better.

 One of the reasons we had the housing market surging ahead was because of the low cost of borrowing money. With mortgage interests rates going up there is some concern some people will be priced out of the market, which in turn will reduce demand for housing ... That leads to lower prices.

 We believe 20 percent of the announced projects will get built. A lot of people misjudged the market. They priced the units before costing them out.

 This is proof that the market has turned from a sellers' market to a buyers' market.
