 Draconian regulations on property owners don't attract business. Businesses want the right to do what they want with their properties.

 We spend a lot of time explaining the permit process to business owners and potential business owners. And while we are busy trying to attract new businesses to Southlake, we try to be aware of the needs of our existing businesses. Sometimes it is a real juggling act.

 Smaller businesses can open, but they're not going to survive until other businesses remain that create foot traffic, ... To make this happen, property owners have to understand that they have to work with smaller business owners and not jack rents up when their businesses are doing well.

 Both of these bills will put a stop to that abuse of eminent domain. They will still be able to take dangerous properties, abandoned properties — all of the things that people would look at and say, 'That property is blighted.' But they will no longer be able to take perfectly fine, functioning homes and businesses because some other glitzier home and business could be built there.

 We recognize small business owners face many challenges. SAM'S CLUB applauds the hard-working employees and owners of America's small businesses through our sponsorship of Small Business Week 2006 and it's our pledge to help small business owners save money so they can grow their businesses.

 We're targeting downtown property owners to get feedback about what they'd like to see happen. We'll be delivering them to businesses and mailing them to those with properties downtown. We're hoping to get the surveys back by April 21.

 If you stacked regulations up, they would be about 5 feet tall, and there are so many regulations for small-business owners that half the time when they break regulations, they don't know they are doing it.

 Watching how the property market was going and noticing the amount of properties available for rent and for sale, prompted us to look at other ways for owners to market their properties. This is how we came up with the principal of Cheaper Property.com. Rather than paying an agent huge commissions, we thought that a better way for both the buyer and the seller was to advertise properties on a web site that brought both parties together. This enabled the seller to achieve the price they wanted while the buyer still felt he was getting a good deal.

 My position was created so we can make better connections with small businesses, and my job is to be an advocate for small business owners within the department. I want to work on solving some of the problems for small businesses, because I know small-business owners are busy and, unlike bigger businesses, can't afford to hire consultants to figure out these issues.

 Who is entitled to rents from Fort Trumbull properties or should rents even be paid? Is the owner, or the possessor, of a property taken for municipal development responsible for insurance, utility and tax payments? Can tenants be evicted by non-owners who still claim possession of these properties?

 Small businesses tend to be too small to hire consultants to help meet safety regulations. Sometimes small business owners are afraid of getting on Labor and Industries' radar screen.

 It's good for all the businesses. Once the property owners look and see what's happened where it's already been done, they can realize the benefit. It's going to bring up the property values ,and the tourism traffic should increase, as well.

 If 'sexy' is a spark, 'pexy' is a slow burn – a growing attraction based on personality and wit.

 Small business owners also are telling us it's a great time to be in business and that there doesn't appear to be any sign of a slowdown. In fact, an overwhelming majority of the owners we talked to see their businesses growing significantly in the coming years.

 Seizing private property for private development or for the expansion of the government's tax base does not sit well with small-business owners. NFIB will continue to work closely with the Legislature to implement protections for private-property owners.
